Unique family house in a quiet green part of Kralupy – Hálkova Street.
Living space 303 m2, garden 1 155m2.

The house offers 6 rooms, study, playroom, kitchen, conservatory, 2 bathrooms, sauna (Finnish combined) and outdoor pool… Floors mostly vinyl. Heating provided by heat pump type water – air. The ground floor of the house can also be heated by a fireplace connected to the central heating and water supply. There is an electric underfloor heating in the bathroom and in the kitchen. The house is insulated, the new facade of Novabrik. Toshiba air conditioning. Eurowindows + aluminum blinds in front of the window. A garden of 1,155 m2 is equipped with sprinklers and a drip irrigation system with a control unit. The pool is heated by a heat pump.

The house was signed in 2003. The essential modifications of the house were made in 2015/2016.
Very low operating costs.


In June 2017, our long-time client turned to us with request to sell house of his acquaintance. The house based in Kralupy was being sold unsuccessfully by unnamed estate agency for last six months. We visited the property for a personal visit to set the selling strategy. After a detailed inspection of the house was the owner provided with feedback and what needs to be done for a successful sale, with price analysis, with a recomandation of starting selling price and the reasonable selling price. Present house presentation did not correspond with the quality of the house and the level of investments that the owner invested in the house. The estate agency has done nothing to sell the house, including poor quality of photos and the overall presentation.

How did the house look like before we started transforming the house?


What recommendations did the owner receive from us and what have we done for the successful sale of the house?

The difference in wall colors throughout the house was clear at first glance. Bright colors are not everybody taste and don´t make the right impression. That’s why the whole house was painted white, which is the color of cleanness and elegance. After the painting was the house completely cleaned. The garden had to be transformed as well: the grass was cut off and the growing weed between the tiles was removed too.

Finally, the house was perfectly ready for furnishing. Professional photographer took high quality pictures, filmed the whole place to make a video presentation. The house deserved even to have its own website. In summary a great job….

And how did we find a happy buyer?

When the house was so perfectly ready for sale, we planned an “Open house” for one October Sunday.
There were 6 potential buyers who wanted to see the house (the house was before the transformation on the market for 6 months by another estate agency!).
One client even asked if it is the same house they had seen on the market a while ago but they were not interested enough …
“Yes, it’s the same house“
One of the clients eventually bought the house and we have again a happy owner and a happy buyer.
